I’ll just point out I’ve had a lot of landlords and never had one do that. Nor have I known one. While they may exist, I’ll count it in the realm of “I’ll likely never see one in my lifetime.” Or maybe I’ll see one. So to me, the Good Landlord is a theoretical or a parable.

I totally say someone should leave if they want, I’m currently leaving the US and traveling and am looking for a place to settle that isn’t America.
But remember something: America is funding Israel and helping with Gaza, so I don’t know about choosing America to get away from that. It is a step removed at least?
It’s not cowardly to leave. Also, you can always change your mind or move on if that choice doesn’t work out. I’d leave. But I’m already doing that.

To add, the problem has more to do with things like delivery and storage. That cuts in to your value, but if you can, go for it. If not or if it’s not reasonable, some ETFs or some proxy can be fine.
But as always, don’t put much money behind what you hear from ppl on the internet.
